Karst. Most settlement here is clay doing clay things, and the survey confirms it. But south-metro movement that progresses regardless of weather needs geotechnical eyes before repair design — piering into a raveling void wastes steel and worse. We flag that case instead of bidding it.

When both are on a foundation repair job

The sequence is clean: the engineer prescribes — pier locations, capacities, wall design — and we install to prescription, logging each pier’s torque or refusal against the spec, so verification happens on paper. You finish holding a stamped diagnosis, a documented install, and a transferable warranty — the stack a future buyer’s inspector reads as engineered rather than guessed. What a report worth paying for contains

Judge the report, not the credential. A useful one carries an elevation survey in numbers rather than adjectives, a stated cause, a specific remedy — pier type or wall system, spacing, and the depth or capacity it must reach — and the stamp standing behind all three. In this metro it should also say which story it is: clay and water, freeze-thaw on a century wall, or a karst void under the south side. Those get different scopes and only one of them is a drainage conversation. What you don’t want is a letter restating your cracks that ends with “consult a foundation contractor.” Keep it for the disclosure file when the house sells.

Engineer questions, straight answers

Do I need an engineer before getting STL repair bids?

Usually not — the free measured evaluation produces the same field data: elevations, crack maps, wall plumb readings. The engineer's stamped version earns its fee when independence is the product: buying or selling century brick, a karst question in the south metro, an insurance causation fight, or bids that name different causes.

When is the engineer non-negotiable here?

Suspected karst involvement. Movement that ignores the seasons, concentrates strangely, or pairs with yard depressions needs an independent geotechnical read before anyone designs a repair — steel placed into a raveling void is money buried. We flag that case rather than bid it, and the engineering happens first.

What about buying an older brick house?

The strongest routine case. Century masonry in the city, Webster Groves, and Kirkwood carries a hundred years of movement history in its mortar, and a purchase negotiation needs a number nobody profits from. A stamped pre-purchase report prices the risk; our survey data feeds it, but the independence is what the negotiation actually uses.

What does the engineer's report contain that your evaluation doesn't?
